This weekend I am visiting Austin, TX for a national tennis tournament. It's been really fun to stay at Barton Creek resort with my friend. As I write this the thunder is outside and our match is delayed now for at least 3 hours. Nestled in the hill country of Austin, and specifically Lake Travis area, these are the most beautiful landscapes in Texas to my opinion.
My friend has stayed at the Bed and Breakfast here a few months ago. It is called La Villa Vista and is situated up on the hill above the lake. The view from the pool at the lake and surroundings, especially at the sunset, was fantastic she says. This is the area I would really think will do well for Innkeepers. To own a Bed and Breakfast here is basically to own a good real estate investment (no sign of property value decline here) and a solid business with so much outdoor and cultural activities Austin has to offer. Speaking of Bed and Breakfasts for sale, the Sunday paper - Austin American-Statesman is advertising two bed and breakfasts on the front page. One property, Chantilly Lace Country Inn Bed and Breakfast is on 6 acres of land few blocks from Johnson City is for sale for $795,000.

This bed and breakfast is a turnkey business, complete with furniture, two guest houses, main home, a farm. If you rather not have their furnishing - the price is $695,00. The second bed and breakfast is in San Marcus, TX. The name strangely resembles the first one - Chantilly Lane Country Inn Bed and Breakfast is for sale for $1.2 mil. It includes a two-story residence originally built in 1914 but later moved to a new site and refurbished. It is 5400 square foot home with 6 bedrooms, three full baths and a half bath of the dining room. The current owners bought the property in 2006 with the idea of setting it up as B&B and then selling it. Currently it is already taking reservations up to year 2009. They also rent the entire house for $1,400/weekend which can accommodate up to 12 people.

Both of these properties are on the market. If you are interested and would like me to represent you as a buyer's agent in the purchase of one of those properties please contact me directly. As a licenced in Texas real estate professional I can help you negotiate the purchase and further as a IBBP owner we will help you get the "traffic" to your Bed and Breakfast to fill it in with guests.
